Yes it is true.  If you are a seller, you are able to sell your house in a weekend, viewing over 35 offers with buyers throwing big bids, (plus their first born) into the offer if it means they will get your house! What is the reason for all of this craziness? While Springtime is the most desirable to list a home for sale, there is still a shortage of available homes for buyers to choose from.  This lack of inventory is just one reason causing the values to skyrocket, but so are the interest rates! Rates right now are LOW! I just had a buyer approved for a mortgage with a 2.6% rate lock.  He debated about renting but after he saw how affordable buying a house was versus renting, he decided to buy and make an investment.  Another reason why sellers are seeing Green is the Pandemic.  Covid continues to keep inventory scarce.  People are still taking extreme precautions to protect themselves, and selling their house is a project that is last on their list right now and that leaves buyers scrambling to find homes for sale. 

 

There are still some sellers who have decided to sell in this market and take advantage of all the extra coin.  Some sellers are moving out of state, or staying in state and have decided to rent for a year or two.  Although rentals are scarce, there is a better chance of finding one to move to after selling your house.  Even though new construction has been somewhat stalled due to inventory shortages and delays across the country, sellers are finding new construction to move to, some downsizing, some making so much money on their sale, they can afford the house of their dreams!

 

Bottom line...as a seller, if you have to sell your house now, or you just want to benefit from a 20k-40k profit or more, jump on the selling bandwagon.  There are always contingencies you can add to the buyer's contract saying that you will need to find suitable housing, or you can stretch out the selling timeline.  In that first paragraph, out of 35 offers, one was accepted leaving 34 buyers with no house to buy! One of them will certainly make a deal with you to buy your house and then wait it out on your terms.
